How Modular is More Sustainable Than Site Built Construction

Modular buildings are manufactured in controlled environments It is widely recognized that modular has the potential to reduce overall time spent on construction projects. In most cases, while onsite ground works are being completed, building modules are being manufactured in a controlled, factory environment.  This means a large portion of works are completed simultaneously, reducing the building process from the outset. Once modules are delivered to site – pre-fitted with electrics, plumbing, heating, doors, windows and internal finishes – they are carefully craned into position on prepared foundations. This is a key driver for education facilities where disruption to staff and students needs to be kept to a minimum. Mexico’s Affordable Housing Shortage Tackled with Prefab Construction

Tatiana Bilbao’s project for the Chicago Biennial is a full-scale prototype solution for the affordable housing shortage in Mexico.  The structure, which aims to adapt to different geographical, social and cultural conditions, can be built for as little as $8,000 and the budget to go up to $14,000, depending on specific requirements and location The project was presented at the Chicago Architecture Biennial, which focused on the theme “The State of the Art of Architecture” with projects by 100 different architects working across more than 30 countries. Bilbao’s project addresses the issue of affordable housing solutions in Mexico-one of the Latin American countries with the fastest growing populations. The prototype was tested through several on-site interviews and workshops, after which the team adopted a final form with two slanted roofs. The layout and materialization can be adapted to different regions and needs. Modular Construction is the Wave of the Future

Modular or Prefab Construction is a method of construction, not a building type. It greatly differs from temporary buildings, such as construction trailers or mobile homes. They are custom-designed buildings just like their site-built counterparts. Using modular does not change the design, structural system, or finish materials options available to the owner and architect. The only difference is in the method of construction. After the design is finalized with an architect, construction plans are sent to a factory where the majority of the building is erected.  Prefabricated elements are used for as many building components as possible.
